House Rules & Guidelines

We aim for a relaxing, respectful stay. Please follow these to ensure a great experience

  • Smoking is not permitted indoors, or near open windows. If you smoke outdoors all cigarettes must be extinguished safely and butts disposed of in rubbish bins.

  • Check-in is after 4 pm. This can be flexible by arrangement, depending upon availability

​

  • Check-out is by 10 am. This can be flexible by arrangement, depending upon availability.

​

  • Maximum occupancy is 10 people.

​

  • Quiet Hours: 10 pm – 7 am (outdoor noise must be kept to a minimum to respect neighbors).

​

  • No Parties or Events: Gatherings, functions, or additional unregistered guests are not permitted.

​

  • Pets: This home is pet-friendly (dogs welcome!), but if anyone in your group is allergic to dogs, please do not book.

​

  • Early Check-in / Late Check-out: Requests are considered when possible—just ask!

​

  • Sanitization & Baby Equipment: We do not have onsite staff for sanitization between stays, so we do not supply baby equipment (cots, high chairs, etc.).

​

  • Consumables: Basic non-perishable items (e.g., toilet paper, soap) are provided to help you settle in—we do not replenish during your stay.​

Cancelation & Refund Policy


To secure your reservation, a 10%  deposit is required at booking (this confirms your dates and is fully refundable in the first 48 hours). The remaining balance is due 30 days before arrival.

  • Cancellations more than 30 days before arrival: Full refund of the balance (deposit remains non-refundable after 48 hours).

​

  • Cancellations within 30 days of arrival: No refund of any payments already made, unless we are able to re-book the dates fully or partially—in which case we will refund the equivalent amount (less any admin fees if applicable).

​

We recommend travel insurance to cover unexpected cancellations. All changes or cancellations must be in writing (email). We will confirm receipt and any refund eligibility promptly. Thank you for understanding—this helps us manage our small holiday home fairly.

Guest Safety & Devices

  • Internal stairs may be unsafe for small children.

  • We have a security camera. This is located above the garage door, it points to the parking area and entrance.

  • There is a large fire extinguisher on the wall at the front of the garage.

  • Smoke alarms are built in.

  • There are 2 small fire extinguishers in the kitchen pantry.

  • 2 first-aid kits can be located in the kitchen pantry above the microwave.

  • Please refer to the 'Guest information' clearfile for information on Medical centers.
